A net lease is a commercial lease structure in which the tenant pays, in addition to base rent, some or all of the property's operating expenses—property taxes, building insurance, and common area maintenance (CAM). This differs from a gross or full-service lease, where the landlord collects a single rent payment and absorbs those costs internally. By shifting operating expenses to the tenant, net leases make an owner's income more predictable and reduce exposure to unexpected cost increases. They are especially common in retail, industrial, and single-tenant properties, and the triple-net (NNN) form has become a mainstay of income-focused commercial real estate.

The Four Types: N, NN, NNN, and Absolute NNN

Net leases are classified by how many operating costs the tenant assumes and how completely:

  • Single Net (N): Tenant pays base rent plus property taxes. The landlord remains responsible for insurance and maintenance.
  • Double Net (NN): Tenant pays base rent plus property taxes and insurance. The landlord retains responsibility for structural and maintenance costs.
  • Triple Net (NNN): Tenant pays base rent plus all three nets—taxes, insurance, and maintenance. The landlord's obligations are minimal, often limited to the roof and structure.
  • Absolute Net (Absolute NNN / Bondable): The tenant assumes total responsibility for the property—including the roof, structure, and even rebuilding after a casualty or condemnation—leaving the owner with a truly hands-off, bond-like income stream. It is the most owner-favorable structure and is common with single-tenant buildings leased to credit-rated tenants.

The more a tenant assumes, the more the owner's income resembles a passive, predictable return, with an absolute net lease sitting at the far, most hands-off end of that spectrum.
