The Intelica Commercial Property Price Index (“ICPPI”) is a time series of unleveraged St. Louis commercial property values that captures the prices at which commercial real estate transactions are currently being traded. Intelica CRE, as a leading commercial real estate brokerage company, compiles sales, leasing, and cap rate information from multiple resources on a present time basis. Since our data is transaction based, ICPPI looks only at the completed transactions compared to other sources which use appraisal values as a benchmark.

Finally, ICPPI focuses only on St. Louis and what our city’s property prices are doing. We are not casting a wide net but instead placing a magnifying glass only on St. Louis Office and Industrial Real Estate.
