The first quarter of 2022 saw a strong start to the St. Louis industrial market as vacancies continued to drop and demand continued to increase. The 12-month net absorption remained steady north of 7 million square feet with approximately 8.5 million square feet of construction underway. Market lease rates continued to increase to $6.15 PSF, and market sale prices jumped to $68 PSF in the first quarter.
