After a little over a year of construction, Intelica CRE is slated to being pre-leasing the Ballpark Heights property in September.
Bamboo Equity Partners was able to secure this once-in-a-lifetime building in August of 2020 and turned it over to Intelica to get started on the rehab, construction and pre-leasing activities. Intelica has been working with local companies including Brinkmann Constructors as the general contractor and Arcturis as the architect.
“Gut rehab on any project is always going to be a challenge. For example, on this project, we have an early 1900s building connected to a building built in the 1980s, which is unique. Given the nature of the project, all is going well,” says Chaz Jaquess, Construction Project Manager and Project Head for Ballpark Heights.
Preleasing of the 78-unit building is set to being in September, along with a model unit. The conversion is scheduled to be completed in Spring of 2022, just in time for the Cardinals’ home opener.
This is one of the first office-to-residential redevelopments in St. Louis and the property will boast many amenities. These will include a rooftop lounge with outdoor seating and an indoor bar area that offers views of Cardinals games on one side and the Gateway Arch grounds. Other amenities will consist of a basement lounge and a courtyard with a pool.
“It’s really shaping up to be a nice area and really a great benefit for St. Louis,” says Dan Dokovic, CEO of Intelica.
